THE FULL MANAGEMENT SERVICE
STEP 1
One of our surveyors will be pleased to visit your property at your convenience to discuss your specific requirements. They will give you professional and practical advice on the market rental value of your property and on the type of letting recommended to suit your circumstances.
After a survey has been carried out you are under no obligations to proceed and no charge will be made for our initial visit. If you are happy to go ahead we will start the process.
STEP 2
Firstly we will cross reference your property details with our database of fully vetted tenants. We will advertise your property in a selection of newspapers. Posters will be placed in your properties window. Lastly we will advertise on the internet. We find this extremely successful as it reaches a wider range of cliental as it is worldwide advertising. The websites your property will be advertised on are www.kbapartments.co.uk and www.rightmove.co.uk.
STEP 3
The most important part to leasing your property is to find a quality tenant for your property who will respect and look after it as their own. Our experienced staff interview all tenants and a thorough credit check is carried out on every prospective tenant.
Once we are completely happy that we have found a suitable tenant we will compile the inventory and prepare the lease. This is normally a short assured tenancy we suggest for 6 months.
STEP 4
Once the tenant wishes to proceed we will take a deposit of the tenant at the commencement of the tenancy. This is usually equivalent to a months rent. The deposit is help until the end of the tenancy. Once the property has been inspected and we are happy with everything the deposit will be returned. However, if there are any damages we will notify yourself and take the necessary amount of the tenants deposit and return the balance.
STEP 5
Tenants are responsible, under the terms of their lease, for the payment of their gas, electric and council tax bills. We will notify all revalvant companies upon entry and exit of tenants details and readings.
STEP 6
We will agree the rent to be quoted to tenants with yourself. The rent is normally paid monthly and you have the choice to have the funds paid to yourself either by cheque or transferred to your bank.
STEP 7
Problems do occur in property. We have are own list of quality tradesmen who we use. Wherever possible we obtain a quote and it is your decision if you wish us to fix it or use your own tradesmen. In cases of emergency it will be fixed straight away. We require the confidence of clients to use our discretion in this respect. Any repairs under £50 will automatically be fixed without your conscent.
We ensure all gas work is carried out by corgi qualified engineers.
STEP 8
Our management fee for our service is 10% of the monthly rental and there is a £50 one off tenancy fee.
This fee includes:

. Draw up lease, carry out credit search
. Advise utility companies and council tax
. Prepare inventory
. Collect rent.
. Organise any repairs
There is an additional fee of £50. This covers the costs for your advertising.

FINDERS FEE
If you don’t want the hassle of finding the tenant and vetting them but are quite happy to manage your property we provide a service where will:
- market your property
- vet the tenant
- prepare the inventory and lease for you
- advise utility companies and council tax
Our finders fee is £50 for the advertising costs and 50% of the first months rent.
When the tenant moves into your property we will advise them of your contact details and bank details. We will pass on their deposit to yourself to be held for when the tenant moves out.
Guidance Notes
Telephone
If you are renting out a property which used to be your dwelling house we advise you to cancel your phone line to avoid any account difficulties.
Insurance
You must make sure that your property is insured and that you have advised your insurance company that the property is to be let. Failure to do so may result in any claims being void.
Mortgage
You must advise your lender of your intentions before letting the property as consent is needed. There is usually a small charge unless your mortgage is already a buy-to-let mortgage.
Private Landlord Registration in Scotland
From 31st March 2006 all private landlords letting properties in Scotland must have applied for registration in the register of landlords.
The Building Regulations 1991 - Smoke Alarm
The 1991 Building Regulations state that all properties built since 1992 must be fitted with mains operated interlinked smoke alarms on each floor. However, we require all our properties to be fitted with a smoke alarm and checked to ensure they are in good working order.
The Gas Safety (Installation and Use) Regulations 1994
This came into effect from 31st December 1994 to ensure that all gas appliances are properly installed and maintained in a safe condition to avoid carbon monoxide poisoning.
As from 31st October 1994 the law states that all gas appliances and gas installation pipe work in rented property must be checked and serviced annually by British Gas or a number of C.O.R.G.I engineers and records kept. Tenant must keep a copy of certificate for inspection if needed.
All our properties which we take on must have the gas check carried out. We can arrange for this to be carried out for you.
