Terms and conditions

• £100 holding fee payable if you wish property to be held. Only held for a maximum of 5 days and holding fee deducted from deposit. If you do not take property holding fee non refundable.
• £100 administration fee payable which covers reference check, lease, inventory.
• One months rent in advance and deposit required.
• Deposit usually same as the months rent returnable if the property is left in its original state.
• If you are looking to claim housing benefit it is your responsibility to follow up claims and keep rent up to date until claim is processed.
• Some landlords do not accept DSS.
• We contact all energy suppliers and council tax to notify of your details and readings.
• We do not furnish any property which is advertised unfurnished and vice versa.
• Proof that all bills are paid when vacating the property or deposit will be retained.
• All gas appliances comply with the Gas Safety Regulations 1994.
• All electricity applicances comply with the Low Voltage Electrical Equipment (Safety) Regulations 1989 Electrical Equipment (Safety) 1994.
• All properties fitted with smoke alarm to comply with Building Regulations 1991.
